The Marketing Plan


I will develop a marketing plan custom tailored to your particular property that may include:

 

  An Open House: There are two kinds of Open Houses: one is solely for realtors, so they can assess your home against the needs of their clients; and the second is an advertised Open House for all potential buyers. In both cases, I will take care of all the details and act on your behalf at your home while you spend the Open House hours elsewhere.

 

Floor Plan: Floor plans are expensive to produce and since the agent ,not the homeowner,pays for them, most agents will not have them. I find a floor plan is a great aid for potential buyers to visualize living there. So expensive as they are, I offer floor plans to my clients.

 

Staging: I will pay for the initial consultation with a professional designer that will give us suggestions on how to best showcase your home. 

 

 

 

 Newspaper: Effective, constant and aggressive newspaper advertising, tailored to your home and local market, will be used. The Toronto Sun, Toronto Star, Etobicoke Guardian, Brampton Guardian and the Mississauga news are used on an ongoing basis.

 

 

 

Ethnic Newspapers: An often neglected form of advertising, can be very effective when used properly. Being fluent in several languages allows me to use advertising that most agents can't.

 

Real Estate Magazines : "Resale Homes","the Real Estate Book","The Real Estate exchange", are just some of the specialty publications that I will frequently use to promote your home.

 

Flyers and Other Aids:  Lawn signs, promotions,and direct mailers, are other forms of advertising that I will periodically use to market the sale of your home."Just Listed", "Featured Home","help pick your new neighbours", etc. Are all designed to catch the eye, and obtain optimum exposure for your property.Brochure and feature sheets are designed to paint your home in the best possible light.

 

MLS® :   which provides access to a much broader base of potential buyers. Through MLS®, the details of your property are made available to a whole network of local real estate professionals who will seek to match your property with a potential buyer. Only a REALTOR can offer you MLS® services. Brokers who are not members of your local real estate board and the Ontario Real Estate Association cannot list on MLS®.

 

The INTERNET: The internet is a powerful tool, and your home will be featured in multiple portals: MLS.caRealtor.com,Sutton.com, my website,housejudge.compoint2homes.com, Realestate.com,Brampton.comand through a handshake agreement with individual realtors in over 8000 individual agent websites. Not just Sutton agents; Remax agents, Homelife agents, Century21 agents, Royal Lepage agents, Coldwell Banker agents, and a number of other agents from various agencies form part of this exclusive agreement. Here is an example of the cross section of some of the thousands of agents that participate:

Brochures: Another expensive to produce,but effective tool that most realtors will forego. Professionally designed and printed brochures are VERY expensive. Once again I will spare no cost in my quest to sell your home.

 

 

 

 

Professional pictures and tours: I will hire a professional photographer (at my cost of course) to take pictures of your house and to weave them into a virtual tour.This way potential buyers can tour your home from the convenience of their own.

Postcards: This is another unconventional way of selling homes that most realtors will shy away from. The most common argument is that they do not produce results. I beg to differ.When a postcard is professionally and cleverly designed, it is a fantastic tool to drive traffic to your home.
