Choose your Realtor carefully

Selling your home is probably the single most important financial transaction that you will ever have to undertake. And within that undertaking, choosing the right realtor is the most important task . Your home is worth thousands of dollars and has incalculable emotional investment. Disposing of it is a complicated financial deal and can be a difficult personal strain. A good agent can ease this sometimes risky, arduous and frustrating process. A real estate expert has the knowledge, skills and experience to effectively market your property at great advantage to you. A trained professional can make the sales experience pleasant and rewarding. In fact, with the assistance of a real estate professional, property sells faster and for a higher price.

In today’s competitive marketplace, it is hard to discern who is the most qualified professional to market and sell your property. I encourage you to shop around and compare my services to other realtors then choose an agent you feel comfortable with; one who handles the sale of your home as if it were his own. I know you will find that no one will be as dedicated or as focused on selling your house as I will be.

My approach to selling your house

Getting to Know You: One of the first things I will ask is, "Why are you selling your house ?". I will also explore any time constraints you might have, your financial situation and any future plans. If those plans include the need for financial planning or assistance, I will refer you to experts in those fields. It's all part of getting to know you so the sale will be handled in a way that meets ALL of your expectations to your complete satisfaction.

Getting to Know Your Home:

Arriving at an accurate estimate of value for your home is one of my primary tasks. It involves analyzing your home and comparing it to other, similar houses for sale or recently sold in the neighbourhood. It may also include a broader market survey, using sales statistics available only to qualified real estate professionals. In the end, you will be sure the price you set reflects the true value of your home under current market conditions.

Tips and Hints:

Whether or not your home shows well to prospective buyers can determine how long it stays on the market and what it sells for. If required, I will bring in a qualified interior designer, AT CONSIDERABLE COST TO ME (free to you), who will tell us how to improve the marketability of your home and create a good first impression.

The Selling Process:

I will not take it for granted that you know all the ins and outs of the selling process. Instead, I will provide you with a full explanation of what to expect - and that's important so you're not faced with any surprises along the way. I take pride in being a good communicator, and will keep you updated as we move through every step of the selling process.

The Marketing Plan: (Please click here or go to the Marketing page for examples of the advertising)

Qualifying Prospects:

I screen and pre-qualify prospective buyers. I separate "lookers" from "buyers". This saves wear and tear on your home, your lifestyle, and your nerves and ensures only serious offers are tendered.

Your negotiator:

As an experienced negotiator, I will act on your behalf to close the deal obtaining  the best offer possible and ensuring that ALL your goals are met. I will work hard with the buyer's agent, act as a mediator, and head off potential conflicts.

After the sale:

After your property is sold and before the closing date, I will work closely with your lawyer, assisting in getting conditions removed, arranging home inspections, obtaining waivers etc. In short I will make sure that the sale closes without a hitch.
